Nearly every week, there is an announcement of a new business coming to Sioux Falls. The city is growing and new roads are being built all around the city to accommodate the expanding business landscape. One of the most important road construction projects is the Highway 100 project in eastern Sioux Falls. Ryan Tysdal, a commercial broker with Lloyd Companies gives us a look at what to expect once this project nears completion.

Construction has once again begun on the new Highway 100 project in East Sioux Falls. A one-mile stretch of the highway will be built this year, taking it north to Maple Street. Currently, the highway ends at Madison Street and stretches south to 57th Street. The South Dakota Department of Transportation has committed the highway’s connection to Interstate 90 by 2019.

And that interstate connection is vital to continued retail growth on the east side. We are in discussions with several national retailers who have interest in East Sioux Falls. Most of these retailers are familiar with the Highway 100 project, and their first question is always, ‘When will the I-90 connection be made?’

Work has begun to secure retail anchor box stores north of Menards. Sixth Street and Highway 100 will be 4 big retail corners.

Traffic modeling has shown Highway 100 will carry over 55,000 vehicles per day in the future, which will make it one of the highest traveled thoroughfares in the city. The retailers love the area. But the big anchor stores want to see a direct connection to Interstate 90 before they’re willing to move forward with an eastside location.

With the Interstate 90 connection planned just four years from now, I'm optimistic on retail growth. Many times, a lot of these bigger retail deals take a couple years to put together, plus another year for their construction. Our timing on attracting another retail anchor to the east side isn’t too far off.
